Collecting rent by Mobile Money: what it changes

In francophone Africa, a growing share of rent no longer reaches the agency as cash or by bank transfer, but through the phone. Orange Money, MTN MoMo, Wave, Moov Money: Mobile Money has become the default way to pay. For an agency, integrating it properly changes three things.

Faster recovery

The tenant no longer has to travel, find cash or wait for the office to open. They pay from their phone, on the day it is due. Less friction mechanically means less lateness: rent that can be paid in thirty seconds gets paid earlier.

Less cash to handle

Taking cash carries risk: till errors, theft, trips to the bank. Mobile Money reduces how much cash moves through the office and leaves a digital trail for every payment. Your cashier breathes more easily, and so does your accounting.

The real issue: reconciliation

Receiving a mobile payment is easy. Attaching it automatically to the right tenancy, the right month and the right tenant is where the time is actually saved. Without reconciliation you get a shower of payment notifications with no idea who paid what. The goal: every Mobile Money payment updates the tenant's balance on its own and triggers their receipt.

What to watch for

Mobile Money has a cost (the operator's fees) and you have to decide, clearly and in the tenancy agreement, whether to absorb it or pass it on. Watch out too for partial payments and numbers that change: good tracking attaches the payment to the tenant, not merely to the sending number.
